As a foreigner, can I buy a house in the North Cyprus?
Yes. Foreign nationals can purchase property in Northern Cyprus. The purchase process is registered with the state and the purchase is secured under the English legal system.
How do title deed transactions and property transfer work?
After the sales contract is signed, the contract is approved by the tax office and registered in your name by placing a lien on the title deed. The entire process is followed step by step by The Golden Nest Co. consultants.
Do I need to get a residence permit?
No. You do not need a residence permit to invest in real estate in the North Cyprus. However, if you wish, you can apply for a long-term residence permit after the title deed.
How do payment plans work? Is the down payment sufficient?
In projects, contracts are usually signed with a 35% down payment. The remaining amount can be completed with flexible payment plans during the project and within 1 year after delivery. Interest is not applied or is at a very low level.
When does rental income start and how is it received?
After delivery, your property is ready to be rented. It can be rented for short term (tourist) or long term (student, employee). The Golden Nest Co. can also manage this process on your behalf.

Are the prices fixed? Will I be affected by exchange rate fluctuations?
Prices are fixed in pounds sterling (GBP). You will not be affected by TL-based fluctuations. In this way, your money gains value against foreign currency and your investment increases steadily.
Are there any additional costs when purchasing a property?
There are some legal and technical costs that are not included in the purchase price. These are transparently as follows:
- 5% VAT: Usually paid within 1 year after the signing of the title deed transfer document.
- 3% Title Deed Transfer Fee: Collected for the registration of the ownership of the land where the apartment you purchased is located.
- Transformer and Infrastructure Connection Fee: Varies between £1,000 – £3,000, may vary depending on the project developer.
- Stamp Duty: A state tax of 0.5% of the property value + £40 at the time of registration of the purchase contract.

Does travelling to Northern Cyprus prevent me from entering Southern Cyprus?
No, a visit to Northern Cyprus will not affect your transit to Southern Cyprus or future EU visas.
If you have a UK or EU passport, you can easily cross to either side of the island and use any airport you want.
Entry and exit is also possible for those with a Schengen visa, but you must exit from the airport you first entered.
Some passport holders who do not have a Schengen visa and come via Turkey (for example CIS countries) may have restrictions on transit to Southern Cyprus. In this case, a special arrival form will be issued instead of a stamp in the passport, eliminating any obstacles.
In short, coming to Northern Cyprus will not negatively affect your transit to Southern Cyprus or future EU visa applications.
